Foundation Repair Case Studies: Is It Safe to Sell? Bobcaygeon, Ontario
Challenge
When you are selling a home, everyone should be in its best state, the baseboards, walls, paint, appliances, maybe even the foundation in the basement! These homeowners in Bobcaygeon, Ontario, encountered a problematic wall when renovating the home to sell. The block foundation was compromised with it bowing inward, leaving this home not livable until it's corrected. The homeowners were worried that the house would collapse if the problem wasn't fixed before they sold the home. Clarke Basement Systems popped at the top of the homeowner's search when researching similar fixes and who to count on. With one phone call away, we could send one of our experienced System Design Specialists to the home free of cost.
Solution
Our System Design Specialist, Chris Luke, provided a schematic of how we will correct the bowing wall back to its straightened state. On a later day, our installation team, Dustin Biggs and Trever Bowman, arrived at the home to begin the work. They have to work carefully and effectively not to damage the wall anymore and jeopardize it collapsing on them. Dustin and Trevor will use PowerBraces and GeoLock™ Wall Anchors to prop up the wall. The Geo-Lock™ system is fascinating because it involves an inside and outside approach. A metal plate's hooked from the inside of the wall, which is then attached to a rod that goes through the wall and outside. The rod then continues to an anchor placed in the ground meters away from the basement wall. It is then tightened to pull the inner GeoLock™ towards the outer one, which will straighten the foundation. The PowerBrace is a vertical beam system that hugs the wall giving it support and offering the ability to straighten any bent foundation. The beams stay put, so the wall does not fall back into its bent state again. The work is very intensive and requires a lot of precise placement, measurements, and patience. Before the homeowners knew it, the wall looked more sturdy than ever after the day. They were able to complete their renovations and get the house sold!
