When you pay for a repair at your home, you expect that's the end of it. What you don't expect is to redo that same repair only a few months later.

A customer in Stouffville, Ontario, has lived in her home for many years. Recently, she noticed a crack in her basement's foundation. The crack was allowing water to seep into the basement and pool on the floor, so she called a contractor to seal it.

Only a few months later the crack was already leaking again. Frustrated, this time she decided to call in the pros and reached out to Clarke Basement Systems. System Design Specialist Dean Merendino met with the homeowner and inspected the basement.

Dean discovered that the crack was never sealed properly, and the lower portion was only partially sealed. Dean recommended our FlexiSpan® Crack Repair System, and the customer eagerly booked a date for the repair.

Foreman Lucio Flores started by properly sealing the crack with our flexible, polyurethane sealant. Our FlexiSpan® System also includes a secondary drain to ensure the basement stays 100% dry, with a lifetime warranty for added peace of mind.

The customer is thrilled that her basement is repaired. She wishes she had called us right away but feels great knowing her home is protected and dry.

Basement waterproofing system in Stouffville, ON

The TrenchDrain surrounding this water heater will prevent any water from accumulating in this basement.

The city of Stouffville, ON experiences an average of 867 mm of precipitation every year, higher than many other cities in Ontario. Homeowners in Stouffville need a basement waterproofing contractor they can rely on when the weather causes problems for their homes. In business since 2003, Clarke Basement Systems is an established, experienced waterproofing company that knows the Stouffville area well. We will work quickly and effectively to solve your wet basement problems!

A large flood in your basement is not the only kind of water you should be concerned about, as even a small amount of water or moisture can lead to mould growth and other issues. Common signs of a basement water problem include:

  • Wet or damp basement floor or standing water
  • Leaking or damp basement walls or windows
  • Crystalline deposits on concrete surfaces
  • Musty odors, condensation, and humidity
  • Sump pump issues

Fortunately, Clarke Basement Systems has unique products to solve all of these problems, such as sump pumps, drainage systems, and dehumidifiers. We also take the time to think of the smaller details. Alternative means of removing water from your basement can be included in your waterproofing system, such as an escape channel if your drainage line freezes or a back-up battery in your sump pump so it won't stop working if the power goes out.

We also offer water heater protection. Finally, as crawl space waterproofing specialists, we carry a complete line of waterproofing products specifically designed for this space.

Clarke Basement Systems wants to give you peace of mind when you walk out the door that no matter what the day brings, your home will stay safe and dry. If this sounds like something your home is missing, schedule a free estimate for basement waterproofing today!

Foundation Repair & Concrete Repair Experts in Stouffville

Clarke Basement Systems also specializes in foundation repair and concrete repair to provide structural support to your property. As a member of Foundation Supportworks, we have access to patented, warrantied products designed by geotechnical and structural engineers. All of our technicians have been fully trained and certified through the Foundation Supportworks network, ensuring a job well done.

Common signs of foundation problems include interior and exterior cracks in walls and floors, tilting chimneys, sticking windows and doors, and bowing walls. All of these problems can create dangers in your home. If a bowing wall is not addressed, it may collapse entirely; similarly, foundation settlement may result in the complete detachment of your home's chimney. While it would take a long time for these catastrophes to occur, the longer you wait, the more you will have to spend on foundation repair.

A stabilized foundation will improve the value of your home and give you peace of mind. Additionally, most of our services can improve the cosmetic aspects of foundation troubles – cracks may disappear entirely, and bowing walls can be completely straightened.

When cracks in your driveway or sidewalk are caused by concrete slab settlement, we employ concrete repair solutions that will get rid of these cracks, mitigate tripping hazards and restore beauty to your property, solutions like PolyLevel® concrete leveling, NexusPro cracked concrete repair, and SealantPro concrete sealing! We also address failing garage lintels, which is a common problem due to all the weight placed above garage doors. Cracks along the brickwork, sagging, and pulling away from the home are all signs of a failing garage lintel. We offer expert garage lintel repair by installing the patented LintelLift garage lintel repair system.

No matter what problem your home is facing, it's always better to act sooner rather than later. Contact Clarke Basement Systems today to schedule a free estimate for basement waterproofing, foundation repair, or any of our other services! We serve customers in Stouffville and throughout Ontario.

Job Stories From Stouffville, ON
Thawing Season Made Basement Frosty Nightmare, Stouffville ON

Spring thawing season can impact your basement from all the pressed-up snow finally becoming water and leaking into your house. This basement in Stouffville, Ontario, was recently renovated. But due to the amount of water, walls had to be cut, insulation and floor tiles had to be removed. Thankfully the homeowners found a solution at Clarke Basement Systems. After they inquired about their situation, we sent our experienced System Design Specialist, Chris Luke, to do his multiple-point inspection. He started with the outside of the home to understand where the focal point was then worked his way inside. Based on his observations, he recommended 3 crucial products: CleanSpace®, WaterGuard®, and ThermalDry™. Combine all these products and you have a dry, insulated basement and way for all excess water to be safely evacuated. Our Installation Foreman, Dave Jackson, went to the house and began the work. Each problematic wall was insulated to hold off water from top to bottom. The homeowners had lost faith at first, thinking that the water had destroyed their space, but after Dave was done, they were astonished by the clean and wowing work.

Replacing an Old Window Well with a RockWell® in Stouffville, Ontario

Clarke Basement Systems to the rescue with our trusted Rockwell® window well replacement in Stouffville, Ontario. This family had just renovated their basement for their daughter, who was growing up and needed a bigger space of her own. Unfortunately, after only a few nights of sleeping in her new room, she woke up to a wet carpet. This resulted from an old, untrustworthy window well that required some renovations of its own!

Installation team Dustin and Don replaced the old window well with our vinyl RockWell®. It provides a larger opening at the window for the homeowner's daughter to get more light in, along with a space that is an easier exit in case of an emergency. This product is excellent for keeping out moisture and will not deteriorate over time. Additionally, there is no maintenance required for this system!

Defeating a Leaky Basement in Stouffville, ON

Brian and Chris R. noticed a leak on one section of their wall-block wall basement that caused a puddle on the floor as a result of the spring thaw. Clarke Basement Systems came to the rescue with a solution to solve this wet basement problem.

The solution used our patented maintenance-free Clean Space® Wall System as well as our Waterguard® System installed in the floor which is backed by a 20-year warranty against clogs. The Waterguard® is mostly hidden under concrete but still does a great job of getting rid of unwanted water, while the Clean Space® Wall System provides the perfect moisture and vapor barrier. These systems work together to collect any seepage at the floor wall joint and direct it to the customer's Sump system. This creates the desired result of a dry basement.

Solution to Old Home Leaking Problems, Stouffville, ON

A home in Stouffville, Ontario had a problem located in the low-ceiling basement in the northeast area of the basement. The home was old and leaked periodically in one place over the years. The homeowner was not comfortable selling his home without a dependable sump system to make sure the basement stays dry for the next homeowner.

The customer called Clarke Basement Systems and talked to Ben Wallis, who explained everything that would be done to the basement. Mark Dougherty and the team first opened up the concrete floor and dug a hole to accommodate the sump pump. The SuperSump has a sealed lid, preventing moisture from evaporating into the house, and prevents bugs from feeding on an open water source. Then, the discharge line was run to the outside the house and an IceGuard flood protection device was installed on the exterior of the house as a fail-safe, ensuring the water will leave the house, even if the sump discharge drain pipe freezes solid. The customer was satisfied with this solution because he can now sell his home with a good conscience that he has done everything he can to prevent problems.

Waterproofing Lionel's Pony Farm & Petting Zoo, Stouffville, ON

A home in Stouffville, Ontario, was having water issues in the basement. This home was on the property of Lionel's Pony Farm & Petting Zoo. Water would leak into the basement through the old homes foundation and was making the basement damp and smelly. The homeowner had many responsibilities to attend to on the farm and needed to be sure this problem would be taken care of fast and efficiently.

The customer called Clarke Basement Systems and spoke to Claude Mathieu who ensured the job would not be invasive and be done fast and correct. Claude explained what would be done to the basement and due to the big space, could take two days. Dave Jackson and the crew came in and installed a Waterguard drainage system round the perimeter of the basement. ThermalDry wall membrane was installed on all the walls to keep out any moisture and allow heat to stay in the basement. The team then installed a SuperSump and a TripleSafe  to ensure there would be no flooding. The job was done in one day and the customer was happy that their basement is now waterproofed and they no longer need to worry about it. It was done fast, correct and was not invasive at all!

Replacing Old, Troublesome Window Wells, Stouffville, ON

A home in Stouffville, Ontario, had water flooding into the basement during heavy rain, through the old windows of the basement. This was a result of the vertical drainage to the weeping tile system becoming clogged. The basement was finished and the water was damaging the finished walls and flooring. The area was becoming unusable and mold was starting to grow.

The customer called Clarke Basement Systems to fix the window wells around the home. They spoke to Ron Monk, who explained all the work that would be done. Brandon Clarke installed Sunhouse window enclosures in replace of the old galvanized window wells of the home. The vertical drainage was restored on the wells that had failed. The fitted cover keeps rain and debris out of well. The customer was satisfied because the well drainage was restored to prevent the wells from filling with water. The Sunhouses are more attractive than the galvanized wells and have a fitted cover to keep rain, leaves and debris out. The Sunhouses also reflected natural light into the basement.

Sump Pump Upgrade, Stouffville, ON

A home in Stouffville, Ontario, had water in their basement due to the outdated sump pump. The homeowner had just done renovations to the home and didn't want water to ruin the work that was done. They knew the sump pump needed to be replace and knew they wouldn't be able to sell in the future if the problem wasn't fixed correctly.

They called Clarke Basements Systems to waterproof their home properly so they didn't have to worry about future leaking and damage. They talked to Chris Luke who was the inspector and told them everything that they were going to do. Dave Jackson and the team came in and installed a SuperSump to upgrade from the old one. It collects any water from the newly installed WaterGaurd, with WaterGuard ports. It was installed around the perimeter of the room to collect any other leaking water. Now the customer has a dry basement and doesn't have to worry about future flooding or leaks.

Added Waterproofing System to Existing One, Stouffville, ON

A home in Stouffville, Ontario, had a history of leaking water in different areas of the basement.  The customer had finished parts of the basement and the water was causing damage. Water was seeping up between the floor and the foundation wall and it was a problem because water was saturating the carpet and the baseboard and the house smelled very musty. We had previously installed sump equipment and a smaller piece of our Waterguard system years ago, but now the problem in the basement has grown in other spots, so more of the Watergaurd was required to take this growing problem in-hand. The customer is in the medical field, and understood the urgency of keeping the basement dry.

They called Clarke Basement Systems and talked to Ben Wallis who was the inspector and salesperson and he explained everything we would do from start to finish. Jose Martinez and the team came in and removed the wall materials, then opened up the concrete floor to install Waterguard and ThermalDry wall membrane. The WaterGuard prevents water from being able to reach the basement floor elevation. Thermaldry wall membrane prevents any future condensation, wall sweating or leakage behind the membrane. WaterGuard was installed around another significant area of the basement which was leaking. However, there is still more to come in the future, but this is fine with the customer, as the way our system is designed, we can add onto it over time and the previously installed Waterguard and Thermaldry will not be compromised in the meantime. The customer was satisfied because they have solved the next phase in their leaky basement.
