There’s a lot we put up with at our homes. Creaky floorboards, a tap that doesn’t work quite right, or a flickering porch light. These little things usually don’t cause enough of a problem to solicit a fix, and they add a quirky charm to a house. What we can’t put up with is a leak in the basement.

A customer in Whitby, Ontario, was having a water problem in his basement. He had a previously installed sump pump, but unfortunately, this new leak was in an entirely different area. Frustrated and tired of mopping up water, the customer reached out to Clarke Basement Systems. 

System Design Specialist Ben Wallis met with the customer at his home. Ben was able to put the customer’s worries at ease by offering a simple solution for his water seepage issue.

Foreman Lucio Flores started by removing damaged drywall in the basement before excavating a section of the perimeter. The excavated area is used to lay down our WaterGuard® Drain System, which catches water coming from the floor joint and walls. Jose installed ThermalDry® to encapsulate the walls and funnel any seeping water down to the drain before pouring new concrete over the drain. Lastly, an additional piece of WaterGuard® was installed to bring the water to the sump pump.

The customer is very satisfied that their water problem is permanently fixed. For extra peace of mind, the customer called us back two years later to install a SuperSump® Battery Backup, which keeps their basement dry even in a power outage. A happy customer!

Worried homeowners in Whitby, Ontario, called us saying that their electrical panel was at risk of being soaked. Our System Design Specialist, Mark Dougherty, went to the home to dive deep into the water issue. When Mark arrived, the homeowner explained that the alarm went off non-stop during a rainstorm. Since the system was hooked up in the basement, the husband said, "I think there is water setting off the alarm in the basement." Sure enough, he walked downstairs, opened the cabinet for the alarm system, and water poured out all over the floor like a movie. He immediately knew to call Clarke Basement Systems since his father had used our services for his crawl space encapsulation. Mark followed the source of the water and found out that it was coming from the form holes of the concrete when the house was built. The fix was plugging the holes with stratathane then a wooden cork. The stratathane expands when water contacts it then seals the holes. On one of the walls there was a wall crack from all the pressure. So, to fix this, the crew used our FlexiSpan® wall crack repair system. To complete the work behind the electrical panel, our crew of Don Clarke and Alan Murphy, installed CleanSpace® and drainage at the base of the wall so all the water is sealed off and dispursed under the home. 

 

Before contract electricians dismantled the home's electrical panel, the crew arrived early to get the jackhammering done just before power went out. It was smooth sailing from there. While the electrician was working on the panel, the crew filled the holes and sealed the crack on the other wall. The husband popped in occasionally to see the progress and learn about the system being installed in his home. Alan walked the homeowner through the systems and said, "Wow, now there won't be any more water coming in that I have to worry about." Once the panel was done, Alan quickly placed the CleanSpace®, and the electricians returned to hook all the lines back. Once the two electricians left, Alan sealed the new drainage with fresh concrete and voila! This home was completely dry. Curing time was needed before putting all their stored goods back in that corner of the basement, but the results were terrific!

Leaking Basement Prevents Rental in Whitby, Ontario

There’s a wide variety of things we can use our homes for, but a popular thing to do if you have space is to rent out your basement. It’s a great way to utilize unused space, and the extra revenue can be enough to cover a mortgage payment.

A customer in Whitby, Ontario, was hoping to turn his basement into a rental space. His basement was finished, but unfortunately, there was water entering at one side of the basement. He needed the rental money but had to fix the issue before a tenant could move in. He reached out to Clarke Basement Systems, looking for a solution. 

System Design Specialist Ryan Hanlon inspected the home. He created a system to keep the basement dry and allow a tenant to move in. Foreman Dave Jackson installed our TripleSafe® Sump Pump and UltraSump® Battery Backup to keep water out of the basement year-round. WaterGuard® was installed around the perimeter of the basement, catching water and draining it to the sump pump. Since most basements in Ontario have high humidity, an Aprilaire® Dehumidifier was installed to keep the relative humidity down.

The customer is ecstatic that his basement is dry. He has a great secondary source of income now, and a tenant moved in within weeks of our team completing the work.

Water Seepage Floods Church Basement in Whitby, Ontario

Having an unusable space due to water is frustrating. But when work is completed to remedy the situation, only to have it fail, the frustration is amplified. For a church is Whitby, Ontario, this was the unfortunate hand they were dealt. Seeping water during rain and thaw season was rendering their large basement space useless. Water would often pool on the floor, creating an unsafe area for churchgoers and the Montessori school that rented out the space.

Before contacting Clarke Basement Systems, the church hired a different contractor to fix the problem. Unfortunately, that work was only done on the outside, a strategy that was doomed to fail. We sent over System Design Specialist Chris Luke to inspect the situation and develop a plan to waterproof the basement for good.

Foreman Jose Martinez installed multiple waterproofing products, giving the basement an entire waterproofing system. WaterGuard® French Drain was installed along the perimeter of the basement floor, offering proper drainage. Jose installed an UltraSump® sump pump to expel the water outside, away from the basement. To ensure the area was fully waterproofed, he also installed BrightWall®, encapsulating the entire space while providing a clean look. 

With the work complete and the basement finally dry, the church owner can breathe a sigh of relief. The large space is once again useable for the tenants and churchgoers, and with our warranty it will be for many years!

Steve Matthews, System Design Specialist, isolated the water seepage issue in Stephen’s home. He found that there was MASSIVE hydrostatic pressure against the foundation of the home, resulting in water driving into the basement. Normally, a sump pump would be able to keep up with all the water entering the home, but this was not the case. Due to the amount of water entering the basement, the generic home builder sump system could not keep up. Steve Matthews recommended that the customer replace his sump system with the TripleSafe™ Sump Pump System. 


The TripleSafe™ System keeps your basement dry with triple the protection. Most sump pumps fail because of either a failed pump, a pump that can't handle high volumes of water or power failure. The TripleSafe assures protection from all three-sump pump problems. Dave Jackson, our job foreman, installed the new sump system and noticed the hydrostatic pressure disappear within minutes! He also rerouted the water discharge line to an area farther away from the house, so that water wouldn’t continue to come back in.

The water flows to our patented WaterGuard® Below-Floor Drain System where the water gets redirected to the SuperSump® Premier Sump Pump System. All the water that was coming into the basement gets pumped out and away from the house, and the beautiful white Cleanspace® walls brightened up the basement too!

 

Since the job is complete, Brittany no longer considers her basement scary. She can now store her belongings down there without any fear of water damage! Her basement is now a healthy space for her and her family.

Water Seepage Solution in Ajax, ON

After living in the home for 16 years our customer in Ajax, Ontario had recently noticed that there was a significant amount of water seepage in the basement. During spring and torrential rainstorms, the water would leak up through the basement and crawl space floor damaging their finished basement materials and personal items. Their personal items cannot be replaced and they were worried that mold would start to grow. 

 

System Design Specialist, Claude Mathieu met with our customer and listened to their concerns. After reviewing the proposal with the homeowners Allan, Dan, and Trevor installed:

The ThermalDry® and CleanSpace gather moisture from the wall foundation and drains into the interior drainage system. The WaterGuard® captures and collects groundwater beneath the foundation and directs all the collected water into the sump pump.

 

There is no longer any groundwater seepage in the basement. Our customer is happy to have a fully waterproofed home. They can now refinish their basement knowing that they will be protected.

Three Leaking holes in Ajax, ON

A basement in Ajax, Ontario, had three leaking holes located in the laundry room. The water was seeping into the basement, flooding the area and causing damage to the finished flooring and walls. Our customer was concerned with the health and safety of the basement, as it was rented out to a tenant.

 

After contacting Clarke Basement Systems, an appointment was set up with System Design Specialist, Steve Matthews. Steve evaluated the area and provided a permanent solution. Mark, Installation Foreman, injected our Polyurethane. Polyurethane was injected into the holes to seal and prevent water from gaining entry into the basement.

 

Our customer is happy with the results! Steve was able to provide a permanent solution to their problem. The space is now dry, and the tenant is now able to use the area to its full potential without the worry of future water damage.

Concrete Island Causing a Serious Hazard, Whitby, ON

A parking lot in Whitby, Ontario, had a concrete island that had sunken substantially, inside the curb stones. This presented many potential trip hazards for visitors to the Centre, which the Engineering Technician from the Town of Whitby wanted us to alleviate.    

The customer called us regarding the area next to the electric car charging station in the Iroquois Center parking lot. Our team came and in injected PolyLevel foam. This lifted the concrete back to its original position and allowed the concrete to be stable for the future. The trip hazard is no longer there and the technician is happy know they don't have to worry about it anymore.

That same week, Steve was met by waterproofing specialist Dale Coville to evaluate his basement.  After a careful examination, Dale discovered that a crack in Steve’s basement wall allowed water to intrude and flood his basement.  Dale proposed that FlexiSpan should be installed along the crack in the wall.  FlexiSpan is a wall sealant that is used to eliminate cracks in walls that allow in water.  Unlike hydraulic cements and other epoxies, FlexiSpan is a polyurethane polymer and will not dry out or crack due to the natural movement of the foundation wall.  Additionally, FlexiSpan has the added advantage of bending and stretching along with your foundation wall, unlike hydraulic sealants or epoxies.  Dale immediately called in primary foreman Fitz Wilks and his crew to apply the Flexispan.

 

After a quick and easy one day application process, Steve’s basement was effectively waterproofed with FlexiSpan. Now that water is no longer getting into his basement, Steve can enjoy his basement to its fullest potential!

Faulty Sump Pump Causes Ajax, ON Basement Flooding
