Basement Waterproofing Case Studies: House wouldn't Sell!!!
Challenge
The problem was simple: The side split house had a wet basement that prevented the sale of the home. This home located in the northern area of Port Hope was gorgeous, the owner spared no expense in renovating and upgrading every corner of the house. The kitchen alone was a $45,000 upgrade, but even with these upgrades the house stood on the market for well over 9 months without a single offer. The problem was that the basement was wet, smelly and showed signs of mold in the building materials. The builder installed drainage system had failed allowing water to seep into every wall in the basement. The real estate agent representing the owner had indicated that the entire problem was that anyone looking to buy a home in this area will not want the concern or bother of doing a waterproofing project.
Solution
Clarke Basements System Design Specialist Steve Matthews was sent to assess the situation and recommend a solution. A full perimeter approach was taken with the property and WaterGuard sub floor drainage as well as ThermalDry wall membrane was installed completing the system.
The installation was a quick 1 day project and the improvement to the house was immediate. Though the basement was unfinished after the project the odors and dampness was gone and the area was bright and clean offering a prefect clean slate for anyone to buy the home and install new basement walls and finishes.
The goal for the project was to sell the house, this was achieved with the drainage system described above and not only did the house sell but the realtor contacted several of the previous viewers of the home and multiple offers came in for the house. The final sale price was $30,000 over the asking, this easily paid for the waterproofing project but put profit in the hands of the owner.
