Basement Waterproofing Case Studies: Spring Flooding Causes Basement Damage in Nobel, Ontario
Challenge
Selling a home or property can be an anxious endeavour. How long will it remain on the market, what will the final selling price be, will a home inspection discover an issue? These are all questions we ask ourselves as we’re getting ready to sell. The more we can do to put our minds at ease, the better, and for a Nobel, Ontario, customer, that’s precisely what she did.
The customer was looking to sell her cottage, but spring flooding left her concerned for its well-being. Originally the basement was finished, but the water had caused so much damage that the basement was gutted. The owner wanted to prepare her cottage for the market but wanted to do so without breaking the bank. Looking for a solution that fit her needs, she reached out to Clarke Basement Systems.
Solution
System Design Specialist Robert Langton met with the cottage owner to discuss her waterproofing options. Since she was selling, she opted to go with a choice that included a warranty, giving the next owner peace of mind for 25 years.
Foreman Jose Martinez installed a WaterGuard® Drain System along the entire perimeter of the basement. Installing WaterGuard® along the whole perimeter is necessary for the lifetime warranty. The WaterGuard® drains into the brand new SuperSump® Sump Pump, built with an M53 Zoeller Motor and connected to an IceGuard® Discharge Line. The IceGuard® Line prevents freezing in the winter, allowing water to flow freely out of the basement without any backups. We normally recommend a Wall Membrane to go with this type of solution, but this customer is installing their own spray foam instead.
The cottage owner is delighted that her flood problem is resolved, and her cottage is ready to be put on the market. The 25-year warranty not only gives her and the next owner peace of mind but is also an important selling feature for potential buyers.
