Clarke Basement Systems Case Studies: Wall to Wall
Challenge
During a visit to a potential new home our customer noticed that the basement of the home had puddles of water in various locations throughout the basement and that the humidity level in the home was uncomfortable.
The customer called Clarke Basement Systems in to the Whitby home to help diagnose the source of the water in the basement and determine if the project could be rectified in a manner that would work for both the seller and the buyer of the home.
Inspector and waterproofing specialist Steve Matthews determined that the drainage system originally installed on the home during the original construction had served its useful life and was no longer working. The result was that ground water was not leaving the property but was seeping into the hollow block walls, filling them to a height of 5-feet from the floor, then seeping into the home. The second issue found was that the sump pump currently installed, was of inferior grade and quality, and not removing water fast enough to be of any use at all.
Solution
The repair was simple - the result, dramatic. We installed a WaterGuard interior drainage system to sit on the footing from inside the home. We also installed ThermalDry wall membrane to transfer all moisture and and water vapor from the walls to the drainage system. Finally, a TripleSafe sump system was installed to take all the ground water seepage out of the home and transfer it to the storm ditch at the front of the property.
The seller was happy to have been able to sell the home. According to the real estate agent, it would have taken months to sell the home, or may not have sold at all if the problem was never taken care of. The agent was happy as he was able to make the seller happy with the sale and the buyer was happy as she had a nice dry basement that was guaranteed for life.
