Challenge
The Simpson Residence is a bungalow-style home built in 1999 on a poured concrete foundation. The home was built in a newer subdivision where fill soils were put in place to create a level building surface. Almost immediately after building the house, the homeowners began to observe some tell-tale signs of settlement. Most notably, they noticed moderate to severe cracking throughout their basement floor, as well as cracks in two locations in the foundation walls at the back corner of the house. The homeowners hired an engineer to diagnose the cause of the problem and recommend a course of action. The engineer’s report indicated the cause of the problem to be poorly compacted fill soils and suggested the homeowners resolve the problem immediately to ensure no further damages would occur.
Solution
The homeowners consulted with several contractors on various repair methods and ultimately chose Foundation Supportworks of Ontario to remedy the problem due to their experience in dealing with these types of problems, as well their ability to fix the problem within the homeowner’s budget. Foundation Supportworks of Ontario installed eight (8) Model 288 Push Piers to stabilize the outside foundation walls that had settled along with seven (7) Model 288 Slab Piers to stabilize the concrete floor slab. The push piers were driven to depths of 30 feet and the slab piers were driven to depths of 20 feet in order to reach competent, load-bearing soils that would adequately support the weight of the structure above. The combination of the push piers and slab piers were installed in less than a week, and the piers effectively stabilized the home. The homeowners were extremely pleased with the results as well as the efficiency and cleanliness of the Foundation Supportworks of Ontario crew.
