A 2,600 square-foot duplex home was planned for construction on two residential lots sandwiched between properties with existing homes. The rears of the lots slope down to a heavily-wooded drainage valley. The proposed duplex was designed as attached two-story, wood-framed structures with basements. A geotechnical exploration at the site encountered approximately 10 to 16 feet of very loose to loose silty sand fill over generally medium dense to very dense sand and sandy silt (glacial till). Groundwater was observed at depths of 13 to 16 feet. The borings were completed at the preconstruction ground surface elevation before the basement excavation was made. The foundation design originally included 2.5-foot diameter drilled concrete caissons. However, anticipated limited working space within the basement excavation, environmental concerns (excessive removal of trees), and public disturbance from noise and vibration during installation, prompted the general contractor to seek an alternative deep foundation system. The relatively shallow groundwater conditions would also likely require the drilled shafts to be cased to prevent caving soils and to limit water infiltration.

Is Waterproofing a Cottage Different Than Waterproofing a Basement?

It’s a place to get away from it all – relax, unwind and recharge. But, unless we take care of our cottages like we take care of our homes, problems will arise and, instead of relaxation, we have another stressful headache. Waterproofing your cottage is just as important as waterproofing your home – but it is not always the same process.

Cottages are often built on rock slopes to take advantage of nice views and the best location - but it is almost impossible to build a proper basement on these sites, so many cottages have a crawlspace instead. This is why waterproofing your cottage is different from waterproofing your home.

Crawlspaces with dirt floors can become damp more easily than a basement, particularly during rains and spring runoff. The extra moisture can cause two main problems. First, it makes it easier for mold, mildew and other fungi to grow and create an unhealthy environment throughout the cottage. Second, damage and rot to the structure (is your cottage made of wood?) and contents of your cottage can happen much faster.

For many years, the conventional wisdom was that the best way to combat moisture in crawlspaces was to create proper ventilation. The idea was that dry air would enter through one vent and the moist air would leave through another. We now know air does not always flow that way and it is more likely to go through the following process:

1) Air in a cottage is generally warmer than the air outside and it rises.
2) As the air inside rises, it draws air in from the outside.
3) Some of the outside air comes in through the vents in the crawlspace and pushes the crawlspace air up into the cottage.
4) As it enters the cottage, the air from the crawlspace brings with it the environment from your crawlspace, including, humidity, odour and unhealthy mold spores.

A crawl space fan can make the problem even worse as the air circulated by the fan will draw more moisture from the ground – and that moisture will end up in your cottage. In addition, vented crawlspaces make it more difficult to cool cottages in the summer and heat them in the winter.

So, what is the best way to keep the moisture in your crawlspace to an absolute minimum? Basically, you need to recreate the situation you have in your basement as closely as possible. In other words, seal off the crawlspace, both from outside air and from the ground below and stop water from entering.

Use vent covers to stop air entering from the outside and stop the crawlspace air from rising into the cottage.
Seal the crawlspace floor and walls with a proper vapour barrier
Condition the air in the crawlspace with a dehumidifier to get rid of any remaining humidity.

Take the same precautions you do with your house and make sure that rain and runoff are channeled away from the crawlspace
A controlled environment in your crawlspace will virtually eliminate the problems caused by a vented crawlspace.

While that is true, it does not tell the whole story. What about areas such as Vancouver or North Carolina where there is no real spring thaw because there is not much snow? There must be something more to it than snowfall melting.

Some say that spring rains are responsible for the soggy spring ground. However, if we look at the average annual rainfall for a given area by month, we see that spring months do not have any more rainfall on average than summer months or any other month. So why is spring so soggy?

It has to do with the evaporation rate. For every 5°C increase in temperature, the evaporation rate doubles. When it rains on a hot day, the water will evaporate in about an hour. This is why your blow drier does not just blow air - it heats it first. The reason is psychrometrics - warm air holds more moisture than cold air – a lot more. Hot air evaporates water quickly and less water makes it into the ground – and your basement.

Cold winter air does not evaporate water nearly as quickly. When it rains at 5 degrees, the water sits in puddles and soaks into the ground before it can evaporate. The ground stays damp and when it rains again, the ground takes more water still. After 3 or 4 months of this, it’s no wonder that the ground is soggy in March.

The amount of moisture in the ground depends on two factors: how much water goes into the ground and how much comes out. The evaporation rate of 1°C air temperature is far less than that of 26°C air temperature. That is why spring is so wet.

Permanent Wood Foundations-- PWFs

This type of foundation is sometimes referred to as an 'all-weather wood foundation.' Just as the name suggests, the foundation is made entirely from wood - solid 2x4 or 2x6 framing lumber with plywood sheathing nailed to the exterior face of the foundation wall.

Pressurized chemical treatments completely penetrate into the wood's pores to protect against rot and insect attack. PWF walls are nailed together just like standard wood-frame walls, but corrosion-resistant fasteners are used. A concrete footing isn't required; the walls can be erected on top of a compacted gravel base. This type of foundation was developed for frigid climates where concrete and mortar couldn't be used, but it has not been limited: it has also been used in temperate areas.

Insulated Concrete Forms-- ICFs

The wood or steel forms used in a conventional poured concrete foundation, are designed to be removed once the concrete has been poured and has had a chance to harden. But ICFs remain in place after they have been filled with poured concrete. These forms are made from lightweight foam, and are designed to interlock like giant LEGOTM blocks. This enables workers to assemble an entire foundation wall with surprising ease. Hollowed areas inside each portion of foam create a network of connected channels for the poured concrete to fill. Thanks to the insulation value of the foam, ICF walls are more energy efficient than conventional concrete foundation walls. But the exposed foam surfaces must be protected with finish or wallboard to prevent them from being damaged by sunlight, impact and abrasion.

Precast Panelized Foundations

This type of foundation consists of factory-made wall panels that are trucked to the site, lifted into place on a compacted gravel base, and then fastened together with adhesive and bolts. The precast panels have a smooth concrete exterior surface. Rigid foam insulation and studs are built into the inside face of each panel. Like an ICF foundation, this construction technique offers the advantage of insulation for improved energy efficiency. A panelized foundation for a modest-size house can usually be erected in a single day.
